Membranes and metal

Flat roofs and leadwork

Garage roofs, dormers, balconies, parapets and chimneys. The two jobs most roofs fail on, done by the people who will come back if they leak.

A flat roof does not leak because it is flat. It leaks because the deck moved, the fall was wrong, or somebody dressed the lead over a bed of mastic and hoped. We price the deck and the detail, not just the sheet that goes over them.

EPDM single ply

One rubber sheet, no seams on anything up to 60 m². Bonded to an 18 mm OSB deck with new trims and a drip edge.

  • From £96 / m², garage roof of 24 m² about £2,480
  • 20 year membrane guarantee, 15 on our workmanship
  • One to two days on site, no naked flame

GRP fibreglass

Laid wet on the day over a fitted deck, with the upstands and trims moulded in. Good where a balcony gets walked on.

  • From £125 / m², balcony of 18 m² about £2,180
  • Needs five degrees and a dry day, so dates can move
  • Non slip finish available on walkways

Torch on felt

Three layer built up felt where a detail is too fiddly for a single sheet, or a listed building wants the traditional look.

  • From £88 / m², mineral capped
  • Hot works permit, extinguishers and an hour of fire watch
  • Patch repairs to existing felt from £180

Leadwork

Milled lead only, code 4 and code 5, dressed by hand and patinated so it does not run white down the brickwork.

  • Chimney reflash with soakers and back gutter from £420
  • Valley relined in code 5 from £62 a metre
  • Parapet and box gutter linings priced per survey
  • Chimney rebuilt to the roof line from £1,180
Falls
A minimum finished fall of 1 in 80 to BS 6229, built up with firrings rather than trusted to the old joists. If the deck ponds, we say so on the quotation.
Decks
Rotten boards out, 18 mm OSB3 or 18 mm ply screwed down, joists checked for spring. Warm deck build ups where the room below is heated.
Upstands
150 mm above the finished surface wherever the roof meets a wall, chased and lead flashed, never sealed with mastic and left.
Outlets
New outlets and leaf guards on every job, because most flat roof calls we attend turn out to be a blocked outlet rather than a failed sheet.
EPDM membrane being bonded to a new OSB deck
New deck, new trims, one sheet. The bit that fails is almost always the edge.

Leak on a flat roof?

Ring the yard and describe where the water shows inside. Nine times out of ten we can tell you what it is before we come, and the survey is free either way.
