Roof installation
A full re-roof in Leeds, from the scaffold going up on the Monday to the completion certificate landing with the invoice. Four crews, no subcontractors, one price agreed before we start.
Most houses in Leeds are re-roofed once in a lifetime, so nobody expects you to know how it works. This is the whole thing, in the order it happens.
Survey and quotation
Forty minutes on a ladder or a pole camera, photographs of the valley, the flaunching and the batten, then a written price that holds for 60 days.
Scaffold
Up two working days before the crew, with edge protection, a loading bay on the gable and an alley tower on terraces. Inspected weekly while it stands.
Strip
One elevation at a time, into our own skip. Sound slate is sorted for reuse, the rest is weighed in under our waste carrier licence. The roof is never left open overnight.
Repairs you cannot see from the ground
Split rafters sistered, rotten sarking boards cut out, wall plate checked. Anything beyond the quote is photographed and priced before it is done, never after.
Felt, batten and lay
Breathable underlay lapped and trayed into the gutter, graded batten to BS 5534, then the covering laid to the fixing spec on the quotation. Verges dry fixed, ridge dry bedded.
Lead and detail
Chimney backs, soakers, valleys and abutments in code 4 and code 5, dressed and patinated. Rooflights reflashed, vents fitted where the loft needs air.
Sign off
Leeds building control inspect, the scaffold comes down, the garden is swept with a magnet for nails, and the guarantee, the certificate and the waste transfer note come with the invoice.

Prices are the fitted rate per square metre of finished roof, ex VAT, including scaffold, skip and building control.

We tile for local builders on plots of two upwards, supplied and fitted off your drawing, first fix to handover.
